Terms and Conditions

YOOPHUKET is an intermediary platform for property owners, buyers, sellers, tenants, landlords, brokers, project developers, investors, and service providers related to real estate.

Unless there is a specific written agreement, YOOPHUKET is not automatically the owner of a property, a contracting party, a guarantor, or the broker for every listing published on the platform.

Users must provide accurate and current information and are responsible for maintaining the security of their accounts, passwords, and login information.

Users must not falsify their identity or impersonate another person, company, property owner, broker, or project.

YOOPHUKET may request additional information or documents to verify identity or the right to publish a listing as appropriate.

A lister confirms that they are the property owner, an authorized person, broker, agent, or another person legally entitled to publish the property.

Listing information such as price, location, area, images, property details, ownership status, and contact information must be accurate, not misleading, and updated when information changes.

Users must not publish fake listings, non-existent properties, or listings intended to deceive, collect customer information, or improperly request money.

Listers confirm that they have the right to use and publish images, videos, floor plans, or other media uploaded to the system.

Images uploaded to a listing may automatically receive a YOOPHUKET watermark or logo before publication to identify the source, maintain platform standards, and help reduce unauthorized use.

YOOPHUKET may resize, compress, format, create previews, and process images as necessary to provide the service.

Adding a watermark does not mean that YOOPHUKET owns the copyright in the original image or owns the real estate in the listing.

Users retain rights in their original work but authorize YOOPHUKET to use, store, process, watermark, and publish it to provide and promote the relevant listing.

• Do not use another person's images, text, logo, trademark, or intellectual property without permission.
• Do not remove, crop, cover, or alter a watermark or ownership mark without authorization.
• If a complaint is made, YOOPHUKET may suspend an image or listing while it investigates.

One property may be listed by multiple owners or brokers. YOOPHUKET therefore does not represent that every listing is an exclusive listing.

If unusual duplicate listings, inconsistent information, or different prices are found, YOOPHUKET may investigate, request evidence, prioritize, hide, or suspend a listing.

Interested persons should confirm the latest price and status directly with the property owner or authorized person before entering into a transaction.

YOOPHUKET reserves the right to review, reject, hide, suspend, or delete a listing if it finds that the listing:

• Contains inaccurate or misleading information
• Is fake
• Was published without the right to do so
• Infringes copyright or another person's rights
• Is spam or an unusual duplicate
• Has a substantiated complaint
• Violates the platform's terms
• May cause harm or risk to users

Do not use YOOPHUKET to conduct illegal activity, deceive, spam, threaten, defame, interfere with the system, or access information without authorization.

Do not use YOOPHUKET's databases, systems, website design, or information to create a competing or imitative service without permission.

Users should verify the identity of the other party, ownership, title deed, encumbrances, property condition, price, contract, and relevant documents before conducting a transaction.

Users should not make a payment, pay a deposit, or transfer money without first verifying the identity and rights of the recipient.

Negotiations, purchases, sales, rentals, deposits, and contracts between users and external persons are the responsibility of the relevant parties.

YOOPHUKET may offer free and paid services, such as listing, renewal, listing boosts, Featured Listings, advertising, membership packages, or marketing services.

The price, period, benefits, refunds, and conditions for each service are as shown in the system when the service is purchased.

Some information on YOOPHUKET comes from users, property owners, brokers, or third parties. Although the company seeks to maintain data quality, it cannot guarantee that all information is accurate, complete, or current at all times.

Users should verify relevant information and documents before making a decision.

To the extent permitted by law, the company is not responsible for damage caused by information prepared by a third party or by transactions between users that are not covered by a specific service agreement with the company.

The YOOPHUKET name, logo, trademarks, systems, website, databases, software, graphics, designs, and content owned by the company are protected by law.

Do not copy, modify, reproduce, publish, or use them commercially without written permission.

The collection, use, disclosure, and storage of personal data will be governed by the YOOPHUKET Privacy Policy and applicable law.

Users who publish another person's personal data must have the right or legal basis to do so.

Do not hack, spread viruses, test vulnerabilities without permission, interfere with servers, or attempt to access another person's account or database.

YOOPHUKET may restrict, suspend, or cancel an account that violates the terms, engages in deceptive behavior, or creates a risk to users or the system.

The company may improve, add, remove, or change functions, services, packages, and terms to develop the system, maintain security, or comply with the law.

The website may be temporarily unavailable for maintenance, system fixes, or circumstances beyond the company's control.

These Terms and Conditions are governed by the laws of the Kingdom of Thailand.

If a dispute arises, the parties should first try to negotiate a resolution before commencing legal proceedings.
